    What happens when you end your tenancy

    When you tell us you’d like to end your tenancy, we’ll:

    • confirm the termination date with you in writing
    • arrange a date with you to carry out a pre-termination visit.

    Pre-termination visit

    You must give us access for a pre-termination visit so we can talk to you about what you need to do before your tenancy ends. For example, you must:

    • leave the property in an acceptable condition
    • pay off any rent arrears or other debt you owe us

    We do not accept responsibility for anything you leave at the property at the end of your tenancy. When you leave, you must remove all furniture, personal possessions and rubbish and leave the property in a good, lettable condition (subject to fair wear and tear). If you don’t, we’ll charge you for the costs of disposing of what you left behind, cleaning the property and any repairs.

    Refusal to allow a pre-termination visit will be highlighted on any future housing application you make, which may mean it is refused.

    Paying your rent

    You must pay all the rent, service charges and recharges you owe before the end of your tenancy. If you don’t, we’ll pass the remaining debt to a debt collection agency. The debt will also be highlighted on any future housing application you make, which may mean it is refused.

    Returning your keys

    You must return all the property’s keys to us on a date we agree. If you don’t, it’s likely we’ll continue to charge you for use and occupation (equivalent to rent). We’ll also charge you if we have to replace the locks because you haven’t returned the property’s keys.

    If you return the keys before your tenancy ends, we’ll ask your permission to enter the property so we can start the re-letting process. We do this so we can house people in need as quickly as possible.
